Scope  

Our team undertook an ambitious scope that involved installing new cabinetry, countertops, a spacious island, and updated lighting to create a warm, open space ideal for both cooking and hosting. 

In addition, we added high-end finishes, including a soaking tub, a walk-in shower with ceramic tile, dual sinks, and custom cabinetry. 

In the laundry and loft, we upgraded the laundry room with cabinetry, countertops, and efficient storage solutions; in the loft, we installed new carpet and modern lighting. 

Each area received thoughtful upgrades designed to enhance the look and feel of the home while also meeting the client’s practical needs.

Timeline 

With our project plan in place, we were able to transform the home within an efficient timeline. By coordinating design, engineering, and construction stages closely, we ensured that work was completed smoothly. The Master Plan 

Achieving a seamless remodel required a comprehensive approach. Our master plan included the following key elements: 

Engineering and Structural Support: To open up the kitchen layout, we removed a load-bearing wall between the kitchen and dining room and installed flush beams for structural integrity. We also reinforced basement beams and added new posts as needed. 

Architectural and Design Services: Our architects developed a tailored plan that maximized space in the kitchen, bath, and laundry areas, optimizing layouts and ensuring a cohesive design across each room. 

Customized Finishes and Details: We worked closely with the homeowners on material selection, incorporating their style preferences to ensure that every detail—from cabinet finishes to tile and lighting—aligned with their vision. 

Kitchen 

The kitchen now serves as the vibrant heart of the home, with a layout designed for cooking and gathering: 

Cabinetry and Island: New wall and base cabinets, along with a spacious island, add ample storage and preparation space. 

Enhanced Lighting and Appliances: Recessed and under-cabinet lighting, along with modern appliances, create a functional yet inviting space. The addition of a custom backsplash adds personality and style. 

Open Layout with Structural Support: A flush beam was installed to open the flow between the kitchen and dining room, creating a seamless, expansive feel. 

Master Bathroom 

The redesigned master bathroom offers a spa-like experience, with high-end features for relaxation and convenience: 

Luxurious Shower and Soaking Tub: The bathroom now includes a Wedi system shower with ceramic tile, dual shower heads, and a freestanding soaking tub. 

Double Vanity and Storage: With dual sinks and custom cabinetry, the vanity area provides both style and functionality. 

Sophisticated Finishes: From the semi-frameless shower enclosure to ceramic tile floors and marble thresholds, each finish was chosen to enhance the bathroom’s elegance. 

Laundry Room and Loft 

The remodel also brought significant improvements to the home’s laundry room and loft:

Complexity 

This remodel was completed during the height of the Covid-19 pandemic, which caused significant challenges with social distancing, access to materials, and keeping an accelerated timeline.

The homeowners worked closely with our consultants to create a scope of work and budget for a first-floor renovation and second-story addition, which included a new master suite, multiple spare bedrooms, and a laundry room.   There were clear allowances within the contract so our customers knew exactly the range of budget that was included and could be worked within. 

Vision 

The homeowners wanted to remodel their kitchen on the first floor, as well as create an entire second-story addition that created much more living space, including a new master suite, as well as three additional bedrooms for their children.  In addition, two additional bathrooms were needed, and the laundry room was relocated to the upstairs addition. 

Scope 

Significant demolition was needed in order to renovate the first floor and add a second-story addition.  The entire kitchen was removed, including framing, doors, flooring, lighting, and appliances.  After demolition was complete, significant framing and other structural work was needed.  Walls, door frames, flooring, and the roof were all framed, and the exterior needed windows, doors, and siding.  Two new HVAC systems were also installed. 

On the inside, water and gas lines were run where applicable, and all the electrical wires were installed as well.  Next, the new and renovated areas were insulated, and drywall was hung.  Interior trim, doors, and shelving were added where appropriate, and new appliances were installed in the kitchen and in each of the bathrooms.  Lastly, new flooring was laid where requested, and the entire house was painted. 

Budget

Timeline 

Pre-construction started in September of 2020, right during the height of the Covid-19 pandemic.  This part of the process only took a month, as excavation started in October.  By the end of the year, the structural and framing process was finished.  The interior work began in early 2021, and the project was completed at the end of May, 2021, with a turn-around time of about eight months. 

Master Plan 

We took the time to understand the exact needs of the homeowner.  Their big picture plan was a kitchen renovation and a second-story addition that included a new master suite, three additional children's bedrooms, and a relocation of the laundry room. 

Kitchen 

The existing kitchen had to be completely demolished, including framing and walls, cabinets, countertops, appliances, and flooring.  Next, the new dimensions of the kitchen were framed, and exterior windows were added where necessary.  A door to a proposed future deck was also installed. 

Next, all utility lines were run.  In the kitchen, rough-in plumbing was added for hot and/or cold water lines for the sink, faucet, dishwasher, and refrigerator.  Electrical wires were also run, including for the garbage disposal and for multiple types of lights. 

After all the utility lines were installed, insulation and drywall were hung in the new kitchen.  Multiple internal doors were installed, and trim was added.  Next, the kitchen cabinet structures were installed, along with new countertops and appliances, which included a sink, faucet, and garbage disposal, dishwasher, oven, and refrigerator.  Lastly, the entire kitchen was painted and red oak hardwood floor was installed. 

Master Suite 

Since the master suite was a brand-new addition, the old roof had to be demolished to create room for the addition.  After demolition, the entire second-story addition was framed.  Exterior windows were added to allow plenty of natural light to enter into the suite.  Water lines were run in the master bathroom, including rough-in plumbing for multiple sinks, faucets, a shower, tub, and toilet.  Next, electrical lines were installed for vanity lights throughout the master suite.   

The next step was installing insulation and drywall.  Interior doors were added where necessary, and shelving was added in the walk-in closet.  Trim was also added throughout the new addition.  In the master bathroom, all appliances and features were installed, including a Wedi shower system, vanity cabinets, countertops, two sinks, a toilet, a mirror, and a glass shower enclosure.  Lastly, the entire suite was painted, and flooring was added (tile in the bathroom and carpet throughout the rest of the suite). 

Additional Bedrooms 

Three additional bedrooms were also included in the second-story addition.  After the necessary demolition, the bedrooms were framed.  Exterior windows were installed, and electrical lines were run throughout each bedroom.  Next, all three bedrooms had insulation and drywall installed, and interior doors and trim were added.  Lastly, the bedrooms were painted, and carpet was installed. 

Complexity 

There were multiple complexities associated with this project.  First, this project was completed during the Covid-19 pandemic which caused multiple complications.  Next, some structural work was needed for the house in general, and lastly the homeowners had already hired an architect, which added another voice to the project.

The homeowners worked closely with our consultants to create a scope of work and budget for a “pop top” addition above the garage, that included an entire new master suite and covered deck area.  There were clear allowances within the contract so our customers knew exactly the range of budget that was included and could be worked within. 

Vision 

The homeowners wanted to create an additional master suite on top of their existing garage.  This addition included a master bedroom, master bathroom, and walk-in closet, as well as a covered deck area in the backyard. 

Scope 

The project first required demolition of the roof and drywall ceiling above the garage.  Next, the entire new addition area was framed, and roofing, gutters, and downspouts were added.  Windows and a new garage door were installed, and exterior finish and trim, including vinyl siding, shutters, soffit, and fascia were added.  A new HVAC system was installed and then attention was turned to interior work. 

Water supply lines were run for the new bathroom, as well as rough-in plumbing.  All electrical wires were run, including lighting, AV cables, and new smoke detectors.  The entire new addition had insulation and drywall installed, and interior trim, doors, and shelving were added where appropriate.  All the bathroom appliances were installed, and then the entire master suite was painted.  Lastly, flooring was added in the master suite. 

Budget

Timeline 

Pre-project planning commenced in late July of 2019.  Everything was finalized for construction to begin at the beginning of 2020.  Construction started shortly thereafter in January of 2020, and final walkthrough occurred in late March of 2020.   

Master Plan 

We took the time to understand the exact needs of the homeowner.  Their big picture plan was a “pop top” addition above the garage, that included a new master suite, as well as a new roof for the back covered deck. 

Master Bedroom 

The new master bedroom was framed and insulated, and drywall was hung and primed for painting.  Interior doors were added where necessary, including the entrance to the master bedroom, to the closet, and to the master bathroom.  Trim was added to the doors, windows, and base of the bedroom.  Shelving was installed in the closet.  Lastly, the walls were painted and padding and carpet were laid down for the flooring. 

Master Bathroom 

The new master bathroom was also framed and insulated, and drywall was hung and primed for painting.  The door to the bathroom was installed, and trim was added throughout the area.  A Wedi shower system was installed, which included one shower faucet and one shower head.  Vanity cabinets, two countertops, and two undermount sinks and sink faucets were installed.  A toilet and two mirrors were installed, and lastly, ceramic tile flooring and trim were installed throughout. 

Covered Deck 

While part of the covered deck was already in place, the homeowners added an addendum to the contract for a new roof structure in the backyard (among other minor additions).  This process included building new pier structures for the back deck and removing and replacing the existing pavers.  The new structure was framed with posts and beams, and vinyl siding and decorative gable trim were installed.   

Complexity 

There were multiple complexities for this project.  First, an addendum to the contract added additional work that needed to be completed, including working around the existing back porch structure.  In addition, this project was completed during the uncertainty of the global Covid-19 pandemic, which complicated facilitating the last few weeks of construction.

The homeowners wanted a complete overhaul of their master bathroom where they could pamper themselves in a luxurious spot. This included a beautiful glass shower with an overhead showerhead, spacious vanity sinks, and other new appliances and amenities.  

Scope 

Significant demolition was needed to completely replace the master bathroom. The vanity, sink tops, sinks, faucets, lights, toilet, exhaust fan, mirror, and accessories were removed. In addition, the tub and all surrounding items were removed. The entire shower was demolished, along with the tile flooring, closet wall, and drywall. 

After demolition, some framing was needed to create the new dimensions of the bathroom and provide an area for the new entrance and shower bench. Plumbing lines were completely redone, and so were the electrical lines, including vanity lights, LED recessed lights, and an exhaust fan. 

Next, drywall was hung, and a new door and interior trim were added. Brand new appliances were then added, including a Wedi shower floor system, Durock ceramic floor tile, vanity cabinets, countertops, sink mounts, and sink faucets. A new toilet was installed, along with a mirror and frameless shower enclosure. 

Lastly, the bathroom was painted, and the renovation was complete. 

Budget

Preconstruction started in mid-August 2021 and lasted for about four months throughout the end of 2021. Construction on this project started in April of 2022 and finished midway through September of 2022, lasting around five months. The entire project lifecycle took a little over a year to complete. 

Master Plan

Master Bathroom 

After demolishing the existing bathroom, the remodeling work began. First, interior walls were framed, as well as a new door and a shower bench. Next, brand new plumbing lines were run. The new water lines utilized the Uponor PEX plumbing system and were tied into the rest of the existing system. Rough-in plumbing was installed in the master bathroom for the bathroom sinks, faucets, shower, two shower heads, and the toilet. Electrical lines were also run for multiple vanity lights, a recessed LED light, and the exhaust fan. 

Next, drywall was hung and a 6-panel hollow core pocket door was installed to create the new entrance to the bathroom. Interior trim was installed, and then all of the bathroom appliances were added. First, a Wedi shower system was installed, including a ceramic floor, floor-to-ceiling walls, faucet, and a fixed and handheld showerhead. Tile was laid on the rest of the floor, and vanity cabinets, countertop, under mount sinks, and two bathroom sink faucets were installed. Lastly, a toilet and mirror were installed. 

The final step of the remodeling was priming and painting the new bathroom walls. 

Complexity 

There were no major complexities, and the work was completed on time with minimal change orders.

Vision 

The homeowners wanted a first-floor renovation to the master bedroom, walk-in closet, and master bathroom.  Some of the work had already been completed by a previous contractor, so this was accounted for in the master plan. 

Scope 

The framing for the project had already been completed by the previous contractor.  The only area that needed demolished was the break-through to the existing home.  A layer of floor sheathing had to be added to the existing floor to ensure the addition was level.   

The roofing had already been completed by a previous contractor.  Gutters and downspouts were added to the addition to match the rest of the house.  11 vinyl windows were added to the exterior of the home, as well as brick veneer, vinyl siding, and soffit, fascia, and rake boards to blend with the existing exterior features. 

An HVAC unit was installed for the new addition, along with water lines and electrical circuits.  Rough-in plumbing was installed in the master bathroom for sinks, a shower, a tub, and a toilet.  The office received recessed LED lights, while the master bathroom received recessed LED lights, vanity lights, and an exhaust fan.  The master bedroom had a ceiling fan and light installed as well as rough-in coaxial cable. 

Lastly, insulation and drywall were installed along with interior doors and trim. 

Budget

The pre-construction process started in mid-September 2019, and concluded at the end of November.  Construction started shortly after that, with final inspection happening in mid-February 2020.  The entire process was completed in about five months.

Master Bedroom 

Since the framing was already complete, insulation and drywall were installed and the electrical lines were run.  A provided ceiling fan with light was installed.  Lastly, interior doors and trim were installed. 

Master Bathroom 

Water and electrical lines were run, and insulation and drywall were installed.  Vanity lights, recessed LED lights, and an exhaust fan were also added.  Then interior doors and trim were installed.  Lastly, the provided bathroom fixtures were installed, including sinks, a shower, a tub, and a toilet. 

Complexity 

Some of the renovation work had already been completed by a previous contractor.  All previous documents and drawings had to be confirmed accurate, and all previous work had to be inspected to make sure it all met regulations.

Vision 

The vision of the homeowners was to create a large open space to spend quality time with family, as well as a comfortable in-law suite for an elderly parent.  This would be completed in two phases, with the first phase being outdoor work with a garage extension and new siding.  The second phase was the addition above the garage for the family room and in-law suite. 

Scope 

The first phase of this project included demolishing the shed behind the garage and removing a window, sliding glass door, and all original siding.  Framing for the garage addition was completed, and then the roofing, gutters, and downspouts were added.  An exterior and interior door were added to the garage, as well as a new garage door and opener.  The new siding was added, and electrical lines were run throughout the garage.  Lastly, insulation and drywall were hung, trim was installed, and the garage was painted. 

In the second phase of this project, an addition was added above the garage and a main level room was converted to a new bedroom. Minor demolition was needed, including some interior walls. Framing was installed for the new areas, and regular and bay windows were installed. A new railing was added to the existing stairs, and exterior trim was added. Next, electrical lines were run, and insulation and drywall were hung. The interior trim, shelving, and doors were added were necessary, and the new bathroom and fireplace were installed. Lastly, the new areas were painted and hardwood floor was laid where necessary. 

Budget

Timeline 

This project commenced in the middle of January 2021.  There was somewhat of a delay with some of the pre-construction items, so construction did not start until late December of 2021.  The Moss team worked efficiently to finish the project by April of 2022.  The second phase started in early May 2023, with construction on this project starting toward the end of August. The entire project was completed in the middle of November of the same year. 

Master Plan 

We took the time to understand the exact needs of the homeowner.  Their big picture plan was an addition to their home that would include a renovated garage and additional living space above the garage.  This was completed in two phases, with the garage and exterior renovation happening first, and then the second phase included the additional living spaces added to the home. 

 Garage and Exterior 

Minimal demolition was needed for this phase.  The existing shed, window in the master bedroom, and sliding glass door from the basement to the backyard were removed.  The area where the addition to the garage was added needed excavated.  Next, framing for the garage addition was installed, as well as for the new master bedroom window. 

After the framing was finished, the roof was added to the new addition, as well as aluminum gutters and downspouts that closely matched the existing set.  HardiePlank Color Plus pre-finished siding was added to the entire house, and soffit, fascia, and rake boards were added that blended closely with the existing ones.  All electrical work for the garage was completed, including installing the garage door opener and interior and exterior LED lights. 

Insulation and drywall were hung in the new addition, and interior trim was added.  Lastly, the whole new area was painted to finish off the first phase of this project. 

Family Room 

For the entire second story addition, some demolition was needed. Some walls from the music room were removed, along with the hall closet, fireplace, and some elements in the hallway to allow space for a new entrance to the family room. Framing was completed for the new addition, and windows were installed where necessary. 

A new railing was added to the existing staircase, and an HVAC unit was installed to provide air conditioning to the new addition. Next, electrical wires were run for two ceiling fans and six recessed lights. After that, insulation and drywall were hung, and interior trim, doors, and shelving were added where necessary. Lastly, a new fireplace was added, the new area was painted, and hardwood floors were laid. 

In-Law Suite 

In addition to the already completed demolition and framing, windows were added where needed in the new in-law suite. Plumbing lines were run in the new bathroom for the sink, faucet, shower, and toilet. Electrical lines were also run for a vanity light, recessed lights, and exhaust fan. Interior doors and trim were added where necessary, and insulation and drywall were hung.  

In the new bathroom, a new shower was installed, along with ceramic tile for the floor, vanity cabinets and countertops, a toilet, and a mirror. The entire in-law suite was painted, and the second phase of this project was complete. 

Complexity 

There were multiple complexities surrounding this project, including working with a family that had three small children, an elderly mother, and scheduling around the times they would not be present in the home to avoid fumes and other safety issues that construction causes. 

The homeowners worked closely with our consultants to create a scope of work and budget for a complete home remodel encompassing both floors.  Areas remodeled included bathrooms, bedrooms, living areas, the kitchen, and exterior work.  There were clear allowances within the contract so our customers knew exactly the range of budget that was included and could be worked within. 

Vision 

The homeowners wanted to update their entire home to modernize their entire living experience.  They wanted to keep the basic structure and location of their home, but modernize all living spaces, including exterior areas such as the screened porch/deck and the garage.  This created a brand-new living experience while allowing the homeowners to stay at their same address. 

Scope 

Significant demolition had to occur on both floors and to parts of the exterior.  Most of the existing kitchen was demolished, along with parts of the study, living room, and family room.  The powder room and foyer also had to be partially demolished, finishing off the demolition of the first floor.  On the second floor, the hallway, linen closet, and laundry room were partially demolished.  All of the bathrooms and bedrooms were partially demolished to finish off the second story demolition.  On the exterior, the screened deck/porch was removed, and the current garage was demolished as well. 

Framing was installed in areas where needed, and water and plumbing lines were run in the kitchen, laundry room, and bathrooms.  Necessary electrical outlets were added, and drywall, doors, and windows were installed.  Cabinets and countertops were installed in the kitchen and bathrooms, and new flooring replaced all of the existing flooring that was removed.  Interior trim was added in all remodeled areas, and then paint was added to finish off the interior remodeling. 

On the exterior, a new deck was built in place of the existing one, and electrical lines were run for a ceiling fan and light.  Two new garage doors were installed, and an exterior door from the garage to the inside of the home. 

Budget 

Our team helped the homeowners determine a final overall investment and facilitated the financing of the project.  They also determine the final scope for the work to provide the largest impact on living space.   

Timeline 

Pre-construction started in late October of 2018 and lasted only a couple weeks.  Construction commenced in early November.  This was a large-scale job that lasted through the end of 2019. 

Master Plan 

We took the time to understand the exact needs of the homeowner.  Their big picture plan was a complete remodeling of the entire home, including both floors and the exterior.  All of the living spaces, kitchen, bathrooms, and bedrooms were remodeled, along with the screened in porch/deck and the garage. 

Living Areas 

The existing door to the kitchen, chair rail, light fixture, and drywall was demolished in the dining room to create a new study.  New LED recessed lights were installed, new drywall was put up, and trim was added where necessary.  Similarly, the doors to the foyer and the coaxial cable were demolished in the living room.  LED recessed lights were installed, and drywall was hung. 

In the family room, the fireplace trim and mantle, wall paneling, ceiling beams, and fireplace doors were demolished.  Electrical and HDMI outlets were installed, and LED recessed lights were as well.  After the opening into the foyer from the family room was framed, drywall was hung and trim was added where necessary. 

The opening to the foyer to the hallway was demolished.  A new doorbell was installed, along with lights through the foyer.  Drywall was hung, and trim was added where necessary.  A new front door was added as well.  The foyer closet door was demolished, and framing was completed for a new closet.  Next, drywall was hung and trim was added where needed.  Lastly, hardwood flooring was installed in all needed first-floor rooms, and the whole floor was repainted. 

Kitchen 

Significant demolition was performed on the existing kitchen.  The windows and exterior doors were removed, as were the soffits, cabinets, and countertops.  All appliances, including the sink, garbage disposal, and faucet were removed.  The flooring was removed, along with the existing lights and ceiling fan. 

After demolition, the framing was installed for the new dimensions of the kitchen.  A double pane vinyl window was installed, along with Pella fiberglass entry door.  Water lines were run, and rough-in plumbing was installed for the new kitchen sink, faucet, dishwasher, and refrigerator.  Electrical wires were installed for all outlets and LED lights. 

Next, drywall was hung and interior doors were installed.  Trim was added where necessary.  Brand new cabinets were installed, as was beautiful quartz countertops.  Lastly, a porcelain tile backsplash was added between all countertops and cabinetry, tile was laid, and the kitchen was painted. 

Bedrooms 

All bedrooms on the second level were remodeled.  In the master bedroom, the coaxial outlet, ceiling fan, closet storage system and doors, drywall, and lights were demolished.  Framing was installed for the new walk-in closet, as well as a new entrance into the master bedroom.  Drywall was hung, and trim was installed where necessary.  Next, a homeowner provided ceiling, HDMI outlet, and LED recessed lights were installed.  Lastly, new carpet was installed and the room was painted. 

The other two bedrooms had the existing closets and ceiling fans demolished/removed.  Homeowner provided ceiling fans were installed in both bedrooms.  In one of the bedrooms, framing was installed to create a bigger closet.  After that, drywall was hung and trim was added where necessary.  Lastly, new carpet was installed and the rooms were painted. 

Bathrooms 

The first floor powder room was demolished, leaving only the existing framing.  Rough-in plumbing was installed for a sink, faucet, and toilet, and those appliances were added.  A homeowner provided mirror was hung over the sink, and LED recessed lights were installed.  Next, drywall was hung and trim was added where necessary.  Lastly, new tile was laid and the powder room was painted. 

On the second floor, the guest bathroom was completely demolished.  New framing was installed to account for the new bathroom closet.  Rough in plumbing was installed for two sinks, two faucets, a tub/shower, and a toilet, and all those appliances were installed as well.  New drywall was hung, and trim was added where necessary.  A beautiful new quartz countertop was installed with sink cutouts.  Cabinetry was installed as well.  Lastly, tile was laid and the bathroom was painted. 

The master bathroom was also completely demolished.  New framing was installed to account for the new size of the bathroom and the closet.  Rough in plumbing was installed for two sinks, two faucets, a shower, and a toilet, and all those appliances were installed as well.  New drywall was hung, and trim was added where necessary.  A beautiful new quartz countertop was installed with sink cutouts.  Cabinetry was installed as well.  Lastly, tile was laid and the bathroom was painted. 

Exterior 

On the exterior of the property, the existing deck and all its components were demolished.  The garage door was removed, as was the shelving in the garage.   

A new screened in porch and decking was installed.  A homeowner provided ceiling fan was installed in the new screened in porch.  Lastly, two new garage doors replaced the existing one, and a door from the garage to the storage room was installed. 

Complexity 

There were no major complexities, and the work was completed on time with minimal change orders.
