The homeowners worked closely with our consultants to create a scope of work and budget for an outdoor living space addition in Ashburn.  In addition, the existing kitchen received a remodel.  There were clear allowances within the contract so our customers knew exactly the range of budget that was included and could be worked within. 

Vision for the Homeowners Ashburn Outdoor Living Space

The homeowners wanted a new space to enjoy outdoor living in the beautiful city of Ashburn, Virginia.  Not only did they want a deck for sunbathing and grilling outdoors, but they wanted a unique sun-room experience where they could enjoy outdoor living while also being protected from the elements.  Moss Building and Design took the homeowners’ vision and made it a reality with a gorgeous outdoor living space. 

Scope 

Significant demolition was needed for this project.  First, the existing deck was removed.  Next, exterior walls in the kitchen and family room were removed, as well as numerous exterior windows and the sliding glass door from the kitchen to the existing deck.  Lastly, the countertops, cabinets, sink, and lighting was removed from the kitchen. 

The new outdoor living space consists of a roof deck and gorgeous sunroom.  Framing was completed for these additions, and flooring was laid for the roof deck.  Stairs from the kitchen down to the sunroom were constructed, and flooring was laid.   

In the kitchen, new cabinets and countertops were installed, along with a sink, faucet, and disposal.  Tile backsplash was added, and then the homeowner-supplied appliances were hooked up.  Lastly, gas, plumbing, and electrical lines were run as needed. 

Budget 

Our team helped the homeowners determine a final overall investment and facilitated the financing of the project.  They also determine the final scope for the work to provide the largest impact on living space.   

Timeline  

Construction on this project started in April of 2021.  Demolition only took a couple of weeks, and the new construction started at the end of April.  Over the next six months, all construction was completed and final inspection occurred near the end of October 2021. 

Master Plan 

We took the time to understand the exact needs of the homeowner.  Their big picture plan was a brand-new outdoor living space for their Ashburn home.  This required removal of the current deck and some exterior elements.  The new addition to their outdoor living space included a roof deck and sunroom. 

Demolition 

Extensive demolition was required to provide the area for the new outdoor living space additions.  In the kitchen, the exterior wall, five windows, and sliding glass door were removed.  In addition, the soffits, cabinets, countertops, sink, faucet, and disposal were demolished.  Lastly, the lighting was removed, and the existing appliances were moved off-site to be reinstalled after the renovation was completed. 

Additional exterior elements, including walls and windows on the exterior of the family room and master bedroom, were also removed to provide enough area for the new outdoor living space.  Finally, the existing deck was demolished and the backyard became a blank canvas for the new outdoor living space. 

Sun Room 

The homeowners wanted a unique outdoor living space in Ashburn, so Moss constructed a beautiful sunroom for them.  First, a concrete slab was formed for the foundation of the sun room.  Next, framing was done to the specific dimensions laid out in the floor plan.  Drywall and insulation were hung after that. Homeowner provided folding glass doors and full-length windows were installed, along with standard box construction stairs and iron railings to form an entryway from the kitchen into the sunroom. 

Stone tile was installed, and all necessary electrical work was completed, including installing a homeowner provided ceiling fan and recessed LED lights.  Lastly, interior trim was added, and the entire new outdoor living space addition was painted.  

Deck 

Framing for the sun room provided the infrastructure for the roof deck.  After the sun room was completed, decking material was added to create the flooring for the roof deck.  Lastly, stainless steel cable railing system was added around the exterior of the roof deck. 

Kitchen 

Not only did the homeowners want a new outdoor living space for their Ashburn home, but they wanted a remodeled kitchen as well.  Rough-in plumbing was added in the kitchen for the sinks, faucets, dishwasher, coolers, and refrigerator.  Electrical outlets were installed where necessary, and ten recessed LED lights were installed. 

Significant construction was needed to complete the kitchen renovation.  First, wall and base cabinets with trim were installed.  Beautiful countertops (with support brackets for areas of overhang) were installed, along with the sink, faucet, and garbage disposal.  A ceramic tile backsplash was added, and then Moss reinstalled all the homeowner’s existing appliances into the remodeled kitchen.  Lastly, interior trim was added, and the entire kitchen was painted.

There were no major complexities, and the work was completed on time with minimal change orders.

The transformation began with the meticulous demolition and disposal of various elements: the kitchen's exterior wall, including framing, siding, drywall, and trim. In addition, the demolition extended to the soffits, cabinets, countertops, sink, faucet, disposal, and even the lighting fixtures.  

At the same time, the dining room underwent a spatial evolution, marked by the widening of the opening between itself and the kitchen. The exterior experienced a radical change, with the existing deck slated for demolition, paving the way for a beautiful new functional deck. 

Roof modifications for the remodel included the installation of asphalt shingles to harmonize as closely as possible with the existing roofing. Additionally, aluminum gutters and downspouts were added which blended seamlessly with the existing setup.  

Upgraded white, double-pane, and double-hung windows were installed in the home to increase the homeowner’s backyard view. A double-pane vinyl sliding glass door would be constructed as well to seamlessly integrate the kitchen and deck while further improving the scenic view. 

Budget: 

Our team helped the homeowners determine a final overall investment and facilitated the financing of the project.  They also determine the final scope for the work to provide the largest impact on living space.    

Timeline: 

The design phase for this project started toward the end of 2021.  Over the next five months, all pre-construction meetings and tasks were completed.  Constuction started in May of 2022, and culminated at the end of August 2022.  Overall the project took about nine months from start to finish. 

Master Plan: 

We took the time to understand the exact needs of the homeowner.  Their big picture plan was a complete remodeling of the kitchen and deck to create a more open and inviting living area. 

Kitchen: 

Provision and installation of rough-in plumbing was done for the new kitchen sink, prep sink, faucets, dishwasher, and refrigerator. The electrical aspect of the remodel included the incorporation of required circuits and receptacles for both appliances and lighting. 

New drywall and trim were blended seamlessly with the existing materials.  After everything was primed and painted, the kitchen cabinetry, hardware, and countertops were installed. 

A generously sized blue island with storage and sink is the perfect highlight for all their entertaining, food prep, and seating needs.  

The storage opportunities in the space have greatly expanded through removing soffits to extend cabinets to the ceiling and adding cabinetry to the island. The homeowners can now showcase their heirlooms in their new glass cabinetry. 

The homeowners now have all new professional-grade appliances, as well as an incorporated beverage center to revamp their kitchen.  

White cabinets, backsplash, and countertops have been added to brighten up the space. Our designers included floating shelves to help make the space feel and appear even more open.

The deck increased in square footage outward and was constructed in a more functional design with new flooring and railing. The installation of the sliding glass door to enter/exit the deck from the kitchen has been a wonderful addition for the homeowners. The homeowners in Great Falls embarked on a transformative journey, fueled by their vision of an elegant farmhouse-inspired kitchen remodel. They came to us with an array of sample pictures capturing their idea for blending rustic charm with timeless elegance in their culinary space. Beyond appearance, our customers also wanted to reconfigure the appliance layout, crafting a more intuitive setup tailored to their daily routine. A seldom-used built-in desk was taking up valuable space for more opportunities, and the idea of eliminating it would help create more of an open canvas to better achieve their dream kitchen. With all this in mind, MOSS and the homeowners were excited to begin construction and bring their vision to life for a more functional and exquisite kitchen.

Scope:

The scope of work included the removal of the cabinets, countertops, sink, faucet, pantry walls, wall connecting to their living room, built-in desk, appliances, and kitchen door. The homeowners were excited to finally take out their rarely used desk to open up the valuable space for storage opportunities that were more well suited for their lifestyle today.

MOSS went in to build and frame new interior walls where the pantry and desk once were, and construct a banquette that altogether afforded them more space, openness, and storage opportunities. The walls were then painted to match the existing walls in the space.

MOSS installed the required ductwork, exhausts, and vents to compliment the shifting around and addition of new appliances. Rough-in plumbing including hot and cold water lines and waste lines were also installed for the kitchen sink, faucet, dishwasher, and refrigerator.

The new cabinets, cabinet molding, hardware, and trim for the Great Falls kitchen were positioned next. Wood base molding in the seating area of the kitchen island was matched as closely as possible to the existing base molding. The kitchen was then ready to be prepped and primed to paint the walls, soffits, and trim in the kitchen and banquette area.

Bright colored countertops were inserted to the perimeter of the kitchen and kitchen island to really lighten up the space.

The final touches for the kitchen were the installation of hardwood flooring in areas where MOSS removed the structured pantry and wing wall to blend with the existing floor.

Budget:

MOSS played a pivotal role in guiding homeowners through the intricacies of budgeting for their kitchen remodel. This involved a thoughtful evaluation of their unique vision, the comprehensive scope of the project, and the pursuit of both functional and visual aspirations. MOSS also extended its support in the financial realm, streamlining the investment process to guarantee a seamless and well-structured transformation of their home. Kitchen:

A 48" Wolf dual fuel range with six burners and an infrared griddle was installed in place of the refrigerator. The homeowners and MOSS designers chose watercolor subway tile for the backsplash in the kitchen from B & F Ceramics. With the addition of the Wolf stove, our customers focused much effort on choosing the right accent tile to be showcased in the area between the new range and range hood. The marble leaves they decided on are also from B & F Ceramics and add a gorgeous touch to their elegant farmhouse design being crafted.

Polished marble countertops from Euro Stone Craft were added to the perimeter of the kitchen and kitchen island. The island top also has a 3-inch build-up mitered edge to finish off the sleek and elegant look.

To infuse more rustic charm and comfort to the kitchen area, a banquette was constructed to offer more seating alongside the homeowner’s kitchen table.

A wine fridge, built-in coffee machine, and large cabinetry were installed in place of their built-in desk and walk-in pantry MOSS removed. A space that was once idle is now involved in the hustle and bustle of the homeowner’s everyday life.
