The homeowners worked closely with our consultants to create a scope of work and budget for a master bathroom remodeling. There were clear allowances within the contract so our customers knew exactly the range of budget that was included and could be worked within. 

Vision 

These Oakton-area homeowners wanted a complete overhaul of their master bathroom where they could pamper themselves in a luxurious spot. This included a beautiful glass shower with an overhead showerhead, spacious vanity sinks, and other new appliances and amenities.  

Scope 

Significant demolition was needed to completely replace the master bathroom. The vanity, sink tops, sinks, faucets, lights, toilet, exhaust fan, mirror, and accessories were removed. In addition, the tub and all surrounding items were removed. The entire shower was demolished, along with the tile flooring, closet wall, and drywall. 

After demolition, some framing was needed to create the new dimensions of the bathroom and provide an area for the new entrance and shower bench. Plumbing lines were completely redone, and so were the electrical lines, including vanity lights, LED recessed lights, and an exhaust fan. 

Next, drywall was hung, and a new door and interior trim were added. Brand new appliances were then added, including a Wedi shower floor system, Durock ceramic floor tile, vanity cabinets, countertops, sink mounts, and sink faucets. A new toilet was installed, along with a mirror and frameless shower enclosure. 

Lastly, the bathroom was painted, and the renovation was complete. 

Budget 

Our team helped the homeowners determine a final overall investment and facilitated the financing of the project.  They also determine the final scope for the work to provide the largest impact on living space.   

Timeline 

Preconstruction started in mid-August 2021 and lasted for about four months throughout the end of 2021. Construction on this project started in April of 2022 and finished midway through September of 2022, lasting around five months. The entire project lifecycle took a little over a year to complete. 

Master Plan 

We took the time to understand the exact needs of the homeowner.  Their big picture plan was a complete remodeling of their master bathroom. 

Master Bathroom 

After demolishing the existing bathroom, the remodeling work began. First, interior walls were framed, as well as a new door and a shower bench. Next, brand new plumbing lines were run. The new water lines utilized the Uponor PEX plumbing system and were tied into the rest of the existing system. Rough-in plumbing was installed in the master bathroom for the bathroom sinks, faucets, shower, two shower heads, and the toilet. Electrical lines were also run for multiple vanity lights, a recessed LED light, and the exhaust fan. 

Next, drywall was hung and a 6-panel hollow core pocket door was installed to create the new entrance to the bathroom. Interior trim was installed, and then all of the bathroom appliances were added. First, a Wedi shower system was installed, including a ceramic floor, floor-to-ceiling walls, faucet, and a fixed and handheld showerhead. Tile was laid on the rest of the floor, and vanity cabinets, countertop, under mount sinks, and two bathroom sink faucets were installed. Lastly, a toilet and mirror were installed. 

The final step of the remodeling was priming and painting the new bathroom walls. 

Complexity 

There were no major complexities, and the work was completed on time with minimal change orders.

After the initial start-up meetings are completed, the real fun begins! With Moss, you are part of the entire process. Once all the details are finalized, you will work with your project manager and production manager to create a whole project plan, including a site plan, project schedule, communication plan, and safety plan. In addition to these plans, your selections, budget, and change orders will be agreed upon and all this information will be viewable in one spot – our project management portal, Moss Online. Your entire project lifecycle will be trackable in Moss Online, and it can be used for any necessary communication or changes during the project’s lifecycle. 

Step 6: Start Constructing Your Dream Home 

The next part of the process is constructing your remodel and watching your vision come to life. While your remodel is under construction, your project manager will supervise all in-home construction, offer quality and safety control, communicate with you all necessary information, maintain site cleanliness, and inform all technicians and contractors of their day-to-day tasks and goals. 

You will also work closely with the production manager, who is responsible for the success of the construction of your project. Your production manager will be collaborative and ensure that every aspect of construction is completed with expert efficiency. Their main job is to ensure that you have a great remodeling experience.

Vision 

The homeowners in Oakton wanted a first-floor renovation to the master bedroom, walk-in closet, and master bathroom.  Some of the work had already been completed by a previous contractor, so this was accounted for in the master plan. 

Scope 

The framing for the project had already been completed by the previous contractor.  The only area that needed demolished was the break-through to the existing home.  A layer of floor sheathing had to be added to the existing floor to ensure the addition was level.   

The roofing had already been completed by a previous contractor.  Gutters and downspouts were added to the addition to match the rest of the house.  11 vinyl windows were added to the exterior of the home, as well as brick veneer, vinyl siding, and soffit, fascia, and rake boards to blend with the existing exterior features. 

An HVAC unit was installed for the new addition, along with water lines and electrical circuits.  Rough-in plumbing was installed in the master bathroom for sinks, a shower, a tub, and a toilet.  The office received recessed LED lights, while the master bathroom received recessed LED lights, vanity lights, and an exhaust fan.  The master bedroom had a ceiling fan and light installed as well as rough-in coaxial cable. 

Lastly, insulation and drywall were installed along with interior doors and trim. 

Budget 

Our team helped the homeowners determine a final overall investment and facilitated the financing of the project.  They also determine the final scope for the work to provide the largest impact on living space.

Some of the renovation work had already been completed by a previous contractor.  All previous documents and drawings had to be confirmed accurate, and all previous work had to be inspected to make sure it all met regulations.

The homeowners worked closely with our consultants to create a scope of work and budget for an addition of a family room and in-law suite, as well as a renovation of the garage and exterior of the home.  There were clear allowances within the contract so our customers knew exactly the range of budget that was included and could be worked within. 

Vision 

The vision of the homeowners was to create a large open space to spend quality time with family, as well as a comfortable in-law suite for an elderly parent.  This would be completed in two phases, with the first phase being outdoor work with a garage extension and new siding.  The second phase was the addition above the garage for the family room and in-law suite. 

Scope 

The first phase of this project included demolishing the shed behind the garage and removing a window, sliding glass door, and all original siding.  Framing for the garage addition was completed, and then the roofing, gutters, and downspouts were added.  An exterior and interior door were added to the garage, as well as a new garage door and opener.  The new siding was added, and electrical lines were run throughout the garage.  Lastly, insulation and drywall were hung, trim was installed, and the garage was painted. 

In the second phase of this project, an addition was added above the garage and a main level room was converted to a new bedroom. Minor demolition was needed, including some interior walls. Framing was installed for the new areas, and regular and bay windows were installed. A new railing was added to the existing stairs, and exterior trim was added. Next, electrical lines were run, and insulation and drywall were hung. The interior trim, shelving, and doors were added were necessary, and the new bathroom and fireplace were installed. Lastly, the new areas were painted and hardwood floor was laid where necessary. 

Budget 

Our team helped the homeowners determine a final overall investment and facilitated the financing of the project.  They also determine the final scope for the work to provide the largest impact on living space.   

Timeline 

This project commenced in the middle of January 2021.  There was somewhat of a delay with some of the pre-construction items, so construction did not start until late December of 2021.  The Moss team worked efficiently to finish the project by April of 2022.  The second phase started in early May 2023, with construction on this project starting toward the end of August. The entire project was completed in the middle of November of the same year. 

Master Plan 

We took the time to understand the exact needs of the homeowner.  Their big picture plan was an addition to their home that would include a renovated garage and additional living space above the garage.  This was completed in two phases, with the garage and exterior renovation happening first, and then the second phase included the additional living spaces added to the home. 

 Garage and Exterior 

Minimal demolition was needed for this phase.  The existing shed, window in the master bedroom, and sliding glass door from the basement to the backyard were removed.  The area where the addition to the garage was added needed excavated.  Next, framing for the garage addition was installed, as well as for the new master bedroom window. 

After the framing was finished, the roof was added to the new addition, as well as aluminum gutters and downspouts that closely matched the existing set.  HardiePlank Color Plus pre-finished siding was added to the entire house, and soffit, fascia, and rake boards were added that blended closely with the existing ones.  All electrical work for the garage was completed, including installing the garage door opener and interior and exterior LED lights. 

Insulation and drywall were hung in the new addition, and interior trim was added.  Lastly, the whole new area was painted to finish off the first phase of this project. 

Family Room 

For the entire second story addition, some demolition was needed. Some walls from the music room were removed, along with the hall closet, fireplace, and some elements in the hallway to allow space for a new entrance to the family room. Framing was completed for the new addition, and windows were installed where necessary. 

A new railing was added to the existing staircase, and an HVAC unit was installed to provide air conditioning to the new addition. Next, electrical wires were run for two ceiling fans and six recessed lights. After that, insulation and drywall were hung, and interior trim, doors, and shelving were added where necessary. Lastly, a new fireplace was added, the new area was painted, and hardwood floors were laid. 

In-Law Suite 

In addition to the already completed demolition and framing, windows were added where needed in the new in-law suite. Plumbing lines were run in the new bathroom for the sink, faucet, shower, and toilet. Electrical lines were also run for a vanity light, recessed lights, and exhaust fan. Interior doors and trim were added where necessary, and insulation and drywall were hung.  

In the new bathroom, a new shower was installed, along with ceramic tile for the floor, vanity cabinets and countertops, a toilet, and a mirror. The entire in-law suite was painted, and the second phase of this project was complete. 

Complexity 

There were multiple complexities surrounding this project, including working with a family that had three small children, an elderly mother, and scheduling around the times they would not be present in the home to avoid fumes and other safety issues that construction causes.
